Local knowledge - Kristina knew the pockets and areas that were more preferable and for areas she didn't immediately know off-hand, she would do her due diligence and review the property and area ahead of time.

Process - Kristina's help was crucial as the timing of another property transaction that was taking place and the different laws and propositions that we had to keep in mind all had to be factored in so ours was a complex sale!

It was my first house purchase and I had no idea what I was doing. She explained the whole process from start to finish, all of the phases, the costs, the 'hidden' stuff to consider so I was clear from day one what would happen.

Kristina also suggested a finance person she'd worked with in the past which saved me a ton of research and worked out great - it took no time for me to get pre-approved and a budget that we could work with.

She quickly put forward a number of properties and we discussed the pros & cons / likes and dislikes. She clearly explained the local areas and likely house values / where the market was going in those areas and made recommendations as to where I might prefer or avoid.

Kristina did all of the work arranging viewings, always working to my schedule - early mornings, evenings, weekends, no problem at all! She was always at the end of the phone if I had any questions at any time.

When it came to making an offer, Kristina walked me through other sales in the area, square footage and bedroom / feature comparisons so that any offers put forward were sensible and in the right ball park - always turned out to be very sound advice! She also went the extra mile in calling the listing agents and building relationships, finding out if there were any factors that could help to close the deal.

For inspections / Disclosures / dealing with the HOA, again Kristina did all of the work, getting back to me with answers quickly so that I could make an informed decision.

In the end we found the perfect home and Kristina chased everyone that needed chasing to ensure that I ended up closing exactly on time.
